ABOUT BIP

BURNHAM INDUSTRIAL PARTNERS (BIP), was founded by Kevin Randolph and Alan Lagunov, two experienced entrepreneurial real estate operators.

  • KEVIN RANDOLPH, Principal

    Kevin’s responsibilities at BIP including everything from deal sourcing and underwriting to leasing and asset management.

    In 2019 he founded Therese Industrial Properties to service the industrial real estate brokerage needs of companies in the Chicago and Atlanta MSA’s as well as the acquisition of industrial assets around the Country. He’s been involved in the purchase of over 1M square feet of industrial real estate.

    Mr. Randolph began his commercial real estate career as an intern with Chicago based commercial real estate investor, Syndicated Equities. He then worked for Atlanta based, Reliant Real Estate Partners, where he represented the interests of industrial tenants and landlords as well as the acquisition and disposition of industrial investment properties. Early in his career Mr. Randolph carved out a niche of investing in industrial yard storage and transportation facilities.

    Prior to his tenure in commercial real estate, Mr. Randolph served as a Scout Platoon Leader in the U.S Army and was assigned to America’s 82nd Airborne Division at Ft. Bragg. He is a graduate of the United States of America’s Army Airborne and Ranger Schools.

    Mr. Randolph holds a Bachelor’s Degree from Auburn University.

  • ALAN LAGUNOV, Principal

    As a co-founder of BIP, Alan’s responsibilities including everything from business development and capital markets to asset management and investor relations.

    In early 2019 Alan founded Bellevue Street Capital (BSC), a real estate investment firm with industrial, medical, and office assets throughout the eastern half of the United States. Alan has over a dozen years of experience executing over $350M worth of transactions across various asset classes nationally. Since its inception, BSC has executed over $100M in transactions and currently manages a multi-state portfolio of over 2.7 million square feet.

    Prior to forming BSC, Alan was Vice President of Acquisitions with Kaufman Jacobs, a Chicago-based real estate private equity firm, where he was responsible for acquisitions, project management, and new business development. While at Kaufman Jacobs, Alan led the execution of hundreds of millions in transactions across various asset classes including office, industrial, retail, senior housing, medical office, and land assemblage. His previous experience also included roles at M3 Capital Partners, a real estate investment banking and private equity firm, and LNR Property, the nation’s largest CMBS special servicer.

    Mr. Lagunov holds a Bachelor’s Degree in Finance from the University of Illinois Urbana-Champaign.
